House Manual
House Occupancy Rules
The home is to be occupied by no more than the exact number of guests listed on the Booking Reservation. Family and friend gatherings are allowed with permission and updated guest count provided to management. Ultimately the booking guest will be be held financially and legally responsible for all other guests and persons in or on the property, that all persons comply with the conditions and restrictions imposed upon guests under your rental agreement, and returning the home to move in conditions you received upon first arriving.
No overnight visitors allowed to stay in the home other then those listed on the primary guest list. At no time can the home have more than the total listed occupancy count for the listed home.
Please respect the home.
Reporting damage
If you break or damage something, please let us know and arrange for it's cleanup, repair and/or replacement. We understand accidents happen, please inform us of any breakage, we are fair when it comes to accidental damages.
Respecting Neighbors
All guests should occupy the dwelling and patio areas only. Please No guests loitering by front door, walkways, or driveways.
Restrictions
No Smoking
No Smoking, we're a smoke-free home, including the garages. This includes vaping. Guests are responsible for any and all extra cleaning processes to remove smells, stains and odors associated with smoking inside home. Costs for cleaning can reach up to $2000.00 per incident!
No Parties Policy
No parties or unauthorized events are allowed. Family and friend gatherings are allowed with permission and updated guest count provided to management. At no time can the home have more than the total listed occupancy count for the listed home. Please respect the home.
No Illegal Activities or Drug Use
Do Not engage in any Illegal Activities or Drug Use anywhere on the property. This includes Illegal Downloading of any content using Wi-Fi internet. Illegal activities will not be tolerated and cancellation and eviction of the home mid stay can occur, also potentially resulting in notification of appropriate law enforcement authorities and no refund.
Security Deposits
Unreasonable Conditions
The cleaning fee included with your booking covers a basic standard cleaning of the home after your stay.
We just ask that the home be left in reasonable condition. In the rare case of excessive mess, damage, or unsanitary conditions, any extra cleaning or repair costs would be billed at the actual amount incurred.
If the home’s condition unexpectedly affects another guest’s stay, the responsible party may be charged for any related booking losses.
Security deposit holds are automatically released within 24–72 hours after checkout once the home has been reviewed.
Pet Policy & Fees
Due to homeowner allergies and limited accommodations, pets are not permitted. A $45 per night, per animal fee will be charged for unauthorized pets and eviction from the residence without a refund.
General House Rules
Portable Heaters, Air Conditioners, and fans
Absolutely no portable heaters, air conditioners or other items that may cause and have potential to be a fire hazard.
Portable box or pedestal fans are permitted to use. Never leave a fan or other portable appliance on when away from the appliance or home.
Quiet Courtesy
As a courtesy to your neighbors. Between the hours of 8:00pm and 8:00am please keep noise to a minimum.
Additional Guests
Your reservation booking allows only for the guest count booked for. No extra overnight guests or stays allowed unless authorized by management.
Moving of furniture
Don't reorganize furniture or use inside furnishings outside. Use provided patio furniture only. Please keep patio furniture off grass due to sprinkler timing and snow damage.
Trash Receptacles
Please use the blue bin for recycling, the gray bin for trash, and the green bin for compost, located along the fence in the alley. Guests may access the alley and bin area by walking through the backyard walkway.
Note: The bins across the alley belong to neighbors and should not be used. Trash pickup occurs early Wednesday mornings.
Laundry Room
The laundry room is available for guest use and included with your stay. You’ll find it through the door in the stairwell across from your apartment entry.
We’ve also provided a few starter laundry essentials to make things easy during your stay.
Lights when away
Help us keep stay costs lower. Please turn off inside lights when you're not at home. Leave on minimum lighting if planning to return in the dark of evening.
Security Cameras
Outside cameras are present for guests and hosts' safety and located at the front entry door.
Donate Non Perishable Left Overs
Upon check-out if you have leftover non-perishable food items you may not want, please place them on the kitchen countertop for boxing. These items will be donated to a local food bank organization.
Arrival
Check-In Time Is Anytime After 4:00 PM.
Check in time is always anytime after 4:00pm local time on the day off the reservation arrival date. Guests may confidently check-in to the home anytime between 4:00pm and 11:59pm. Early check-in requests are based on request and availability.
Early Check-in Requests
To request an Early Check-in, please click on the booking requirements link provided when making your reservation. Early check-ins are on an approval basis only. *fee may apply
Gaining access
Check your email or booking channel app for check-in instructions. This is a self-check-in property; you will need to obtain an entry code to enter. For security, detailed instructions and entry codes will be sent via email or via the booking message apps, 3 days before arrival.
Please do not attempt to enter the home before your 4 pm check-in time, unless specifically granted an early check-in in writing. Entry codes will not be activated till the exact check-in time is given for your stay. No dropping off luggage, using the bathroom, parking your vehicle, etc, unless written permission has been given.
If an entry code has been issued, but a pre-booking requirement has not been completed, your code will not work and will be deactivated. Entry is not given till all pre-arrival requirements are complete. These can be, but are not limited to, security deposit incomplete or declined, identification not provided or failed verification, pet fees still outstanding, rental agreement not signed, or the guest has not communicated or answered qualifying questions.
Entry Instructions
Enter your 5-digit code for the exterior door lock and press the unlock button. Wait 3 seconds for the locking mechanism to disengage the lock. After the lock disengages, you may enter your code. To lock the door, close it firmly and press the lock button.
Use your 4-digit code to access the lock box for the key to the apartment. The lock box is located on the wall next to the apartment door.
Note: with extreme hot and cold weather conditions, some smart lock mechanisms may become misaligned slightly, GENTLY rattling or moving the door handle back and forth while the lock is engaging or disengaging, can free up a deadbolt lock that is having trouble opening. This can be rare, but solid information if checking in early morning or late at night, and assistance is needed!
Wifi
High-speed internet is available for your stay. Your username and password will be included with your check-in instructions, and you may also find them posted inside the home on the kitchen cabinet wall.

Ways to get to us
Uber/Lyft/Taxi/Lime
Uber, Lyft, and local taxi services are available for airport pickup. Local taxi service is on stand by at the BOI airport for quick pickup service.
LIME e-scooters/e-bikes
Easily pay and ride e-scooters and e-bikes throughout the area via app. Locate and ride scooters through a free phone app, leave them where you go! For more, see the Getting Around tab of this manual.
Parking
Parking is available on the street where legally posted as well as behind the home in the alley, along the fence, where designated.

Check-out time is anytime before 10:00 AM
As a reminder, check-out is at 10:00am on the day that your booking ends.
Please avoid late check out fees. Any un-authorized late check-outs will charged a fee of $75 per hour un-authorized late check out fee. If the home is left in a condition or cleaning is delayed that results in the cancellation of another guests stay, responsible guests will be held financially responsible for costs related to loss of booking.
Check-out Instructions
To help us keep our cleaning fees reasonable, something most other hosts with homes this size can't accomplish! We kindly ask you to help us by doing the following things at check-out:
- Place all your dirty towels in the shower.
- Leave bedding on beds, as our staff will strip all beds for professional laundering.
- Take any trash that may stink or have food waste in it, and place it in the trash bins located in the alley along the fence.
- Please ensure all doors & windows are locked and lights are shut off. *This helps us keep booking and cleaning costs lower.
- Please verify all appliances and fans are off.
- Guests are responsible for cleaning all dishes, glasses, pots, pans, and cookware. Additional cleaning fees apply for dirty items put away in cabinets or left in the sink.
- Please be sure to log out of any TV apps or channel platforms
- Place the apartment key back into the lock box located just outside of the apartment door and close the box securely.
Thank You!
Soiled Linens & Towels
Put all your dirty towels inside the shower. Please avoid damaging the flooring by leaving wet or damp clothes on the floor or carpets.
Please leave all bedding on the beds; our cleaning staff will strip the beds of linens for professional laundry. This helps avoid washing and drying any stains into sheets, trapping TV remotes and other items inside the linens that can also damage equipment.
Remove Trash
Take any trash that may stink or have food waste in it, and place it in the trash receptacle on the side of the fence in the alley.
Guests are responsible for their own trash. As a courtesy, Host Boise provides paid trash service pickup on Wednesdays. If guests choose not to use this pickup service, guests may be charged a special refuse pickup fee.
The next group of guests will appreciate having trash bins that are not full and unusable.
Locking Up The home
Please ensure all doors & windows are locked and lights are shut off.
Set Dishwasher
Guests are responsible for cleaning all dishes, glasses, pots, pans, and cookware. Additional cleaning fees apply for dirty items put away in cabinets or left in the sink.
