LOCALS must call to confirm bookings, reservations may be canceled without proper communication.
Reporting damage
If you break or damage something, please let us know and arrange for its cleanup, repair, and/or replacement. We understand accidents happen, please inform us of any breakage, we are fair when it comes to accidental damages.
Respecting Neighbors
All guests should occupy the dwelling and back patio areas only. Please No guests loitering by the front door or walkways. The garage is for the parking of vehicles only. No guests may sleep, smoke, vape, or loitering in the garage.
Quiet Courtesy
As a courtesy to your neighbors. Between the hours of 8:00 pm and 8:00 am please keep noise to a minimum. Disturbing of neighbors including loud gatherings on the patio or backyard will not be tolerated.
Restrictions
No Smoking
No Smoking, we're a smoke-free home, including the garage. This includes vaping and smoking weed or marijuana (air fresheners do not hide the smell and will be obvious to non-smokers). Guests are responsible for any and all extra cleaning processes to remove smells, stains, and odors associated with smoking inside the home. Costs for cleaning can reach up to $2000.00 per incident!
No Parties Allowed
Family and friend gatherings are allowed, but please respect the home. Guests are held responsible for major damage and returning the home to move-in conditions they received upon first arriving. No overnight visitors are allowed to stay in the home other than those listed on the primary guest list.
No Illegal Activities or Drug Use
Do Not engage in any Illegal Activities or Drug Use anywhere on the property. This includes Illegal Downloading of any content using Wi-Fi internet. Illegal activities will not be tolerated and cancellation and eviction of the home mid-stay can occur, also potentially resulting in notification of appropriate law enforcement authorities and no refund.
Polices & Security Deposits
Additional Guests
Your reservation booking allows only the guest count listed on the reservation. No extra overnight guests or stays unless authorized by management. Some properties require a $10 per guest, per night charge for any guests over a total of 4. Extra guest fees start from the beginning of the reservation, regardless of time guests claims they arrived.
Please contact your host to add or change your reservation guest count.
Damage, Conditions, Deposits, & Disputes
As a Guest, you are responsible for leaving the Home (including any personal or other property located at the Home) in the condition it was in when you arrived. You are responsible for your own acts and omissions and are also responsible for the acts and omissions of any individuals whom you invite to, or otherwise, provide access to, the Home.
The cleaning fee charged at booking is basic cleaning of the entire home. If the home is left in an unreasonable condition including but not limited to damaged property, excessively unclean conditions, and/or unsanitary conditions, guests will be billed in addition to the exact costs of cleanings, fixes, and replacements.
Missing garage remotes at the time of check-out will be billed a $75 replacement fee.
If Guests stay past the agreed-upon checkout time without Host Boise's written consent (“Overstay”), A minimum of $75 fee will be charged. As well as $75 for each hour (or portion thereof) past the required check-out time. Guests will be liable for any additional damages incurred, including but not limited to the cost of supplying alternative accommodations for arriving Guests.
If a Host Boise claims and provides evidence that you as a Guest have damaged a Home or any other personal property at a Home ("Damage Claim"), the Host Boise can seek payment from you. If Host Boise determines in its sole discretion that you are responsible for the Damage Claim, Host Boise will, after the end of your stay, collect any such sums from you and/or against the Security Deposit (if applicable) required to cover the Damage Claim pursuant to the Payments Terms. Host Boise also reserves the right to otherwise collect payment from you and pursue any remedies available to Host Boise in this regard in situations in which you are responsible for a Damage Claim.
The guest's security deposit is used to protect against damages. If applicable, the Security Deposit shall be refunded within 72 hours of your departure date provided no deductions are made due to A) damage to property or furnishings, B) dirt or other mess requiring excessive cleaning or C) any other costs incurred by Host Boise as a result of your stay.
Upon arrival, the Guest should examine the Property, all furniture, furnishings, appliances, fixtures, and landscaping, if any, and should immediately report to Host Boise if anything is not in operating condition or in disrepair.
Pet Policy & Fees
This is a PET-FRIENDLY home! Pets are an additional $15 per day, per pet with a maximum of 2 dogs per group.
We all love our 4 legged furry family members, but as a courtesy to other guests' allergies, keeping cleaning fees lower, and preserving the furniture's life span, we kindly request that no animals be allowed on beds, couches, and furniture.
Please notify us prior to your stay so that we can make accommodations necessary for your pet and add the fees. A $40 per night, per animal fee, will be charged for unauthorized pets and/or eviction from residence without a refund.
Please be courteous & clean up after your dogs and pets to avoid additional clean-up fees.
General House Rules
Barbecue Use
Please don't use a gas barbecue unless you have adequate experience. See the instructions card attached to the barbecue if applicable.
Remotes Controls
Remotes will be located on the bedroom nightstand or dresser and on the living room TV console shelf under the television.
Garage Door Opener
Located on the kitchen counter, please close the garage door when not in use and return opener to basket before checking out. An additional charge of $75 will be charged for unreturned garage door remotes.
Extra sheets, Towels, Pillows, & Blankets
Extra sheets, pillowcases, linens, blankets, towels, and washcloths are available in hallway linen closet. Extra pillows are available on bedroom closet shelves.
Cleaning Supplies
Cleaning supplies, dishwasher & clothes detergent are located in cupboards above washer and dryer. A vacuum is available for your use in the front entry closet.
fire extinguisher & First Aid Kit
A general-purpose first aid kit can be found underneath the kitchen sink in the cupboard. A Fire extinguisher can be located under the kitchen sink and garage entry door wall. Follow instructions on side of extinguisher for safe use.
Fireplace Use
Gas log system is present.
- NEVER put ANYTHING into gas fireplace.
- NO burning of wood or any other items.
- TURN OFF fireplace when leaving the home or checking out.
- NEVER leave fireplace lit when adults are not present in the living or dining room or when asleep.
Instructions:
To use the fireplace, locate the gas key in a kitchen drawer as well as a long lighter. (other guests may have moved items to different drawer or location.)
1. Open the flue (Flue - "opening above logs to release gases"), by pulling on the chain. Verify that the flue door has been opened and not closed.
2. Insert long lighter into the fireplace next to the gas pipe. Click the lighter to turn on the flame.
3. Insert the gas key into the opening on the side of the fireplace in the dining room. Turn the gas key left to turn on the gas to light fireplace.
4. Once it is lit, the gas key can be turned left and right to increase gas flow/heat. Turn key fully to the right to shut off gas and fireplace.
5. When finished using fireplace, please be sure to turn the gas completely off and return the fireplace key to the drawer.
Portable Heaters / Air Conditioners
Absolutely no portable heaters, air conditioners, or other items that may cause and have the potential to be a fire hazard.
Temperature when away
Help us keep stay costs lower. Please set temp to a minimum comfortable temperature of 72° - 76° when not at home.
Quiet Courtesy

Iron/Ironing Board
An iron and ironing board are located in the king bedroom closet for your use.
Hair Dryer
A hairdryer is available in the king bedroom's bathroom vanity drawer and is available for your use.
Moving of furniture
Don't reorganize furniture, remove bed mattresses, or use inside furnishings outside. Use provided patio furniture only. Please keep patio furniture off the grass due to sprinkler timing and snow damage.
Trash Receptacles
Use blue recycling & gray trash bins in front of the garage. The refuse company will pick up and empty bins on early Monday mornings. Please leave bins on the driveway for pick up as early as 4 am. Please ensure bins are left on the concrete surfaces to avoid damaging grass. Trash bins with green lids are for compost and lawn clippings only.
Lawn Care
Lawn care cleanup and servicing are done on Tuesdays between 8 am and 2 pm during the spring/summer season, please be sure to have any chairs, toys, or other items removed from the lawns so they may serve the property. Servicemen access the backyard via the side gates without notice.
Pet Waste - Please ensure pet waste is picked up prior to service and during service days. If the lawn service is unable to perform services due to pet waste, guests may incur an additional excess cleaning fee.
Lights when away
Help us keep stay costs lower. Please turn off the inside lights when you're not at home. Leave on minimum lighting if planning to return in the dark of the evening.
Security Cameras
Outside cameras are present for guests, hosts, and property safety. Cameras are located at walkways, driveways, sides of the home, and at the garage interior entry door. Cameras record 24/7 but are not monitored at all times for your privacy. Turning off, covering, blocking or any other attempt to avoid camera operation is a valid reason for eviction without a refund. Please contact us for any concerns.
Donate Non Perishable Left Overs
Upon check-out, if you have leftover non-perishable food items you may not want, please place them in the designated box in the garage or leave them on the kitchen countertop. These items will be donated to a local food bank organization.

Below you will find a list of common household amenities and some basic to-the-point operating instructions. Please consult this guide so you may further enjoy your stay.
tV controls
Washing Machine
Keep front load machine doors slightly open to vent during non use.
- Press the power button to turn on.
- Turn the dial to desired wash cycle.
- Add clothes or linens to the washer.
- Drop 1 detergent pod into the washer.
- Close lid and press the start button.
- Ensure the lid is completely closed or the start function will not work.
- After starting, push the play/pause button to stop and unlock lid before adding additional clothes.
Clothes Dryer
- Insert clothes or linens into dryer.
- Pull out lint trap to verify it's empty.
- Close the dryer door tightly.
- Press the power button to turn on.
- Turn the dial to desired dry cycle.
- Press the start button to begin drying.
- If the door opens during dry, close door & press the play/pause button to continue.
- Empty the lint trap after dryer has finished.
- TIP: Select the more dry option to ensure completely dry clothing.
Nest Thermostat Control
- Wave your hand in front of the thermostat.
- Turn the dial left or right to increase and decrease temperature.
- Help us keep stay costs lower.
- Please set temp to a minimum comfortable temperature of 72° - 76° when not at home.
Fireplace Operation
Only use fireplace if you've had experience lighting one. Verify gas is off before leaving room.

sink garbage disposal
Verify drain is clear before use. Never place hand in disposal. Turn water on. Turn on disposal with light switch to right of sink. Turn off disposal BEFORE turning off water.
Coffee Machine
Only use fireplace if you've had experience lighting one. Verify gas is off before leaving room.
- Turn dial to and lift up lid.
- Insert a coffee pod into top hole.
- Pour filtered drinking water into filter basket behind pod.
- Make sure filter basket seats correctly.
- Close lid and turn knob to lock position.
- Press the power button on side of maker till the light comes on.
- Power light will stop flashing after water is heated and coffee will brew.
Dishwasher
Rinse off the dishes in sink before placing in the dishwasher.
- Place dishes into dishwasher.
- Pour 2 quarter size drops of dishwasher detergent into larger size dispenser on dishwasher door.
- Pour 1 quarter-size drop into smaller size dispenser.
- Close dispenser lid.
- Press cycle type based on dirtiness level of dishes.
- Press START to begin washing cycle.
- If opened before completed, close door and press START button to continue washing cycle.
Microwave Oven
NEVER place metal or aluminum objects in microwave, this may cause fire and explosion.
Full power quick use:
- Push number pad for cooking time desired and press the START/+30 SEC button to start.
Cook by changing power setting:
- Press TIME COOK button.
- Select cooking time desired.
- Press POWER LEVEL button.
- Press 1 - 10 for your desired power level.
- Press START/+30 SEC button to start.
DVD/Blu-Ray Player
- Turn on TV and press the home key twice.
- Use arrow keys to select DVD player and press the purple OK button.
- Use DVD remote and press open/close to open the disk insert tray.
- Place DVD with label facing up into slot.
- Press the open/close button to close tray.
- Use DVD player remote to play, stop and control DVD options.
Arrival
Check-In Time Is Anytime After 4:00 PM.
Early check-ins are only approved the night before your check-in date. If you'd like to request an early check-in, please contact us via message or email the night before your arrival date, to inquire about the availability of an early check-in. *a fee may apply.
Gaining access
Check your email for check-in instructions. This is a self-check-in property, you will need to obtain an entry code to enter! For security, detailed instructions and your entry code will be sent via email or via your booking platform message system, 3 days prior to arrival.
Please do not attempt to enter the home before your 4 pm check-in time, unless specifically granted an early check-in, in writing. Entry codes will not be activated till the exact check-in time is given for your stay. No dropping off luggage, using the bathroom, parking your vehicle, etc... unless written permission has been given.
If an entry code has been issued, but a pre-booking requirement has not been completed, your code will not work and will be deactivated. Entry is not given till all pre-arrival requirements are complete. These can be but are not limited to, security deposit incomplete or declined, pet fees still outstanding, rental agreement not signed, or guest has not communicated or answered qualifying questions.
Entry Instructions
Enter your 5-digit code on the keypad and press the unlock button. Wait 3 seconds for the locking mechanism to disengage the lock. After the lock disengages, you may open the door.
To lock door, press red logo button on keypad, make sure door is closed and lined up properly for automated lock to engage.
If the door does not unlock, wait 5 seconds and re-attempt your code, majority of the time someone is unable to access the home, the wrong number was entered on the keypad.

As a reminder, check-out is at 10:00 am on the day that your booking ends.
Please avoid late checkout fees. Any unauthorized late check-outs will be charged a fee of $75 per hour unauthorized late check-out fee. If the home is left in a condition or cleaning is delayed that results in the cancellation of another guest's stay, responsible guests will be held financially responsible for costs related to loss of booking.

To help us keep our cleaning fees reasonable we kindly ask you to help us by doing the following things at check-out:
‣ Ensure all your pet's waste in yards has been picked up and disposed of in the large trash bins. (if applicable)
‣ Place all your dirty towels on the shower floor or in the bathtub.
‣ Leave bedding on beds, as our staff will strip all beds for professional laundering.
‣ Take any trash that may stink or have food waste in it, and place it in the trash receptacle located outside the garage.
‣ Leave the garage door opener on the kitchen counter.
‣ Please ensure all doors & windows are locked and lights are shut off. *This helps us keep booking and cleaning costs lower.
‣ Please verify that the fireplace and barbecue are not lit and gas is turned off.
‣ Place all dirty dishes, pots & pans in the dishwasher and start the cleaning cycle.
‣ Please be sure to log out of any TV apps or channel platforms
Soiled Linens & Towels
Put all your dirty towels on the shower floor or in guest bathroom tub. Please avoid damaging flooring by leaving wet or damp clothes on the floor or carpets.
Remove Trash
Take any trash that may stink or have food waste in it, and place it in the trash receptacle located in the garage or driveway.
Garage Door Remote Control
Leave the garage door opener on the kitchen counter.

Please ensure all doors & windows are locked and lights are shut off.

Dirty Dishes

Please ensure you're using dishwasher detergent pods and not laundry detergent pods to avoid damages to floors and appliances.
Guest cleaning fees account for emptying the dishwasher of clean dishes only. If any dishes or cookware are left in the sink, left dirty in cabinets or on the stovetop, or the dishwasher has not been started, guests may be accessed an excessive cleaning fee.
Pet Waste
Please ensure all pet waste is picked up and disposed of properly. *extra fees may apply for the clean-up of pet waste. Please ensure all dog waste is picked up prior to and during the time frame lawn care is provided. If lawn service is unable to be performed due to animal waste, guests will be charged a cleanup fee.
