House Manual
House Occupancy Rules
The home is to be occupied by no more than the exact number of guests listed on the Booking Reservation. Family and friend gatherings are allowed with permission and updated guest count provided to management. Ultimately the booking guest will be be held financially and legally responsible for all other guests and persons in or on the property, that all persons comply with the conditions and restrictions imposed upon guests under your rental agreement, and returning the home to move in conditions you received upon first arriving.
No overnight visitors allowed to stay in the home other then those listed on the primary guest list. At no time can the home have more than the total listed occupancy count for the listed home.
Please respect the home.
Reporting damage
If you break or damage something, please let us know and arrange for it's cleanup, repair and/or replacement. We understand accidents happen, please inform us of any breakage, we are fair when it comes to accidental damages.
Respecting Neighbors
All guests should occupy the dwelling and patio areas only. Please No guests loitering by front door or walkways. Garage is for parking of vehicles only. No guests may sleep, smoke, vape or loitering in the garage.
Quiet Courtesy
As a courtesy to your neighbors. Between the hours of 8:00pm and 8:00am please keep noise to a minimum. Disturbing of neighbors including loud gatherings on patio or backyard will not be tolerated.
Restrictions
No Smoking
No Smoking, we're a smoke-free home, including the garage. This includes vaping. Guests are responsible for any and all extra cleaning processes to remove smells, stains and odors associated with smoking inside home. Costs for cleaning can reach up to $2000.00 per incident!
No Parties Policy
No parties or unauthorized events are allowed. Family and friend gatherings are allowed with permission and updated guest count provided to management. At no time can the home have more than the total listed occupancy count for the listed home. Please respect the home.
No Illegal Activities or Drug Use
Do Not engage in any Illegal Activities or Drug Use anywhere on the property. This includes Illegal Downloading of any content using Wi-Fi internet. Illegal activities will not be tolerated and cancellation and eviction of the home mid stay can occur, also potentially resulting in notification of appropriate law enforcement authorities and no refund.
Security Deposits
Unreasonable Conditions
Cleaning fee charged at booking is a basic cleaning of the entire home. If home is left in an unreasonable condition including but not limited to damaged property, excessively unclean conditions and/or unsanitary conditions, guests will be billed in addition for exact costs or cleanings, fixes and replacements.
Missing garage remotes at time of check-out will be billed a $75 fee. If home is in a condition that results in the cancellation of another guests stay, responsible guests will be held financially responsible for costs related to loss of booking.
Pet Policy & Fees
This is a DOG FRIENDLY home! Dogs are an additional $15 per day, per pet with a maximum of 2 dogs per group.
We all love our 4 legged furry family members, but as a courtesy to other guests allergies, keeping cleaning fees lower and preserving the furniture's life span, we kindly request that there be no animals allowed on beds, couches and furniture.
Please notify us prior to your stay so that we can make accommodations necessary for your dog(s) and add the fees. A $45 per night, per animal fee will be charged for un-authorized pets and/or eviction from residence without refund.
*No cats allowed due to owners children's allergies. If cats are discovered in or at the home, guests may be evicted from the home without a refund.
Please be courteous & clean up after your dogs to avoid additional clean up fees.
General House Rules
Barbecue Use
A barbeque is present on the back patio for guests use. Guest is responsible for the cleaning and care of the grill and barbeque if used. Please don't use gas barbecue unless you have adequate experience. See instructions card attached to barbecue if applicable.
Portable Heaters, Air Conditioners, and fans
Absolutely no portable heaters, air conditioners or other items that may cause
and have potential to be a fire hazard.
Portable box or pedestal fans are permitted to use. Never leave a fan or other portable appliance on when away from the appliance or home.
Temperature when away
Help us keep stay costs lower. Please set temp to a minimum comfortable temperature of 72° and when not at home set temperature to 66° in winter and 72° in summer.
Quiet Courtesy
As a courtesy to your neighbors. Between the hours of 8:00pm and 8:00am please keep noise to a minimum.
Parking
Parking is allowed inside the garage, on driveway or on the street. No Parking on lawn or other property. Please be aware of all street parking laws posted.
Additional Guests
Your reservation booking allows only for the guest count booked for. No extra overnight guests, visitors, or stays allowed unless authorized by management.
Moving of furniture
Don't reorganize furniture or use inside furnishings outside. Use provided patio furniture only. Please keep patio furniture off grass due to sprinkler timing and snow damage.
Trash Receptacles
Use recycle & gray trash bins in the garage. Trash is picked up early Thursday mornings, please be sure to leave bins outside on the curb the night before, and bring them back into the garage within 24hrs of pickup. If your checkout day is a Wednesday, please place the bin on the curb and we'll bring it back in. Thank you!
Lawn Care Services
Lawn care cleanup and servicing are done on Tuesdays between 8 am - 5 pm, please be sure to have any chairs, toys, and any animal waste removed from the lawns so they may serve the property. Servicemen will access the backyard without notice.
Lights when away
Help us keep stay costs lower. Please turn off inside lights when you're not at
home. Leave on minimum lighting if planning to return in the dark of evening.
Security Cameras
Outside cameras are present for guests and hosts safety. Located at all entrances including but not limited to front doors, garage house entry doors, driveway, and patio.
Donate Non Perishable Left Overs
Upon check-out if you have leftover non-perishable food items you may not want, please place in designated box in garage. These items will be donated to a local food bank organization.
Arrival
Check-In Time Is Anytime After 4:00 PM.
Unfortunately we cannot always accommodate checking in before this time. If early check-in is available, the option will be offered prior to arrival. Please visit your booking link provided at the time of your booking to request early check-in and other available options. Fees may apply.
Gaining access
Check your email for check-in instructions. This is a self check-in property, you will need to obtain an entry code to enter! For security, detailed instructions and your entry code will be sent via Email or by booking platform messenger, (depending on what platform you booked your stay on ie: Airbnb, StayInBoise.com, VRBO.com), 72 hours prior to arrival.
Please do not attempt to enter the home before your check-in time. Entry codes will not be activated till exact check-in time given for your stay. If you have early check-in authorization, a new code will be sent to you with the early check-in notification. No dropping off luggage, using the bathroom, parking your vehicle, etc... unless written permission has been given. This will assure a proper and efficient cleaning and inspection of the home. It is extremely important that these instructions are followed.
Early Check-in Requests
Early check-in and late checkout requests may be available for a small fee. Please request an Early Check-in as soon as possible for the best chances of being granted. Availability is on a first-come, first-served basis, and based on general staff availability. Please visit your booking link that was provided at time of booking to view and request available options.
Entry Instructions
Enter your 5-digit code and press the unlock button. Wait 3 seconds for the locking mechanism to disengage the lock. After the lock disengages, you may enter your code. To lock the door, close it firmly and press the lock button.
Note: with extreme hot and cold weather conditions, some smart lock mechanisms may become misaligned slightly, GENTLY rattling or moving the door handle back and forth while the lock is engaging or disengaging, can free up a deadbolt lock that is having trouble opening. This can be rare, but solid information if checking in early morning or late at night and assistance is needed!

Guest can enjoy exclusive use of the garage and private driveway. Parking also available on the street only where legally posted.

Check-out Instructions
To help us keep our cleaning fees reasonable, something most other hosts with homes this size can't accomplish! We kindly ask you to help us by doing the following things at check-out:
- Ensure all your pet's waste in yards have been picked up and disposed of in the large trash bins. (if applicable)
- Place all your dirty towels in the bathtubs.
- Leave bedding on beds, as our staff will strip all beds for professional laundering.
- Take any trash that may stink or have food waste in it, and place it in the trash bins located inside the garage.
- Leave the garage door opener on the kitchen counter.
- Please ensure all doors & windows are locked and lights are shut off. *This helps us keep booking and cleaning costs lower.
- Please verify that the barbecue gas is turned off. (if applicable)
- Place all dirty dishes, pots & pans in the dishwasher and start the cleaning cycle.
- Please be sure to log out of any TV apps or channel platforms.
